What Does a Property Manager Do?

As a real estate and property management company, we are frequently asked, “What does a Property Manager do?” North County Property Group provides property management for a variety of homes and owners. There is a multitude of services we provide, custom fitting a perfect program for each property. At NCPG, we have three types of property management: Long-term Rentals, Vacation Rentals and Absentee Owners.

Long Term Rentals Long term rental owners have additional properties that they want to make a profit on by renting it out to a tenant. These owners hire NCPG to custom fit a property management plan that will cover all aspects of finding and retaining tenants and maintaining the property.

  • Long term and/or month-to-month rentals

  • Renter screening, placement, and tenant relations
  • Lease management, rent collection, repairs/maintenance
  • Book keeping, trust funds management, owner disbursements
  • Home and property maintenance / repair

Vacation Rentals For vacation rental homeowners, they have turned their second properties into vacation rentals and it is NCPG’s responsibility to find vacationers to occupy the homes as well as cleaning and turning over the property for the next group.

  • Property promotion and marketing
  • Listing on vacation rental websites
  • Identify and screen rental prospects
  • Online booking engine and vacation rental tenant placement
  • Rental agreement processing, rent collection, owner payment distribution
  • Linens, maids service and turn-over preparations

  Absentee Owners Absentee owners are people who are leaving their property vacant and just need someone to keep an eye on things. These owners are typically traveling or have another properties they use as their main residence. We make sure everything is copasetic while they are gone so they don’t have to travel back and forth to check their property.

  • Twice weekly home walk through check (when the property is vacant):
    • Plumbing
    • Electrical
    • Heating & air systems
    • Appliances
    • Water
    • Pests
  • External window/door security and property check
  • Opening of home or rental (heat/air, lights, water) prior to owner or guest arrival
  • Twice yearly home evaluation
  • Local contact for security and emergency calls
