Spring is in the air, the days are getting longer, and weather is glorious in North County San Diego! It is also a good time to do some seasonal maintenance on your property. Here is a brief list of items to consider as the warmer months begin:
Roof, Gutters, Windows, Power Washing
As we exit Winter, falling leaves and flowers and an accumulation of moisture may be clogging roof drains and gutters. It is a very good time of year to have these parts of the homes inspected and cleaned in the event of any Spring showers. It is also a great time of year to consider professional window washing and power washing of patios and walk ways.
HVAC Service and Inspection (A/C Systems)
For those properties with A/C installed, having a professional HVAC technician service and check the system before the Summer heat will save money and time. After the scorching summer last year, many owners are installing A/C for 2016. Finding available service technicians during the peak of Summer is sometimes challenging and their fees may be at a premium. While you're at it, it's also a good time for a semiannual check of the smoke and carbon detectors.
Landscaping and Sprinklers
Winter weather and spring growth may have your yard in need of raking, pruning, and general clean up. Trees should also be inspected for overgrown or falling branches that may be potential for obstructing views or causing damage. Sprinkler timers should be adjusted for daylight savings and seasonal demands of your yard for additional watering cycles. Drought ordinances are still in effect in most cities, however, so watering cycles should be restricted within local guidelines to to avoid violations and fines. Having the the yard and garden fertilized, lawn hit with weed & feed, and mulch in large planter beds for moisture retention are also important items this time of year.
Repaint and Seal Surfaces
As the season warms up, it's a good time to give the house a new coat of fresh paint and seal and decks and concrete patios. Spring is a great time for repairing or filling any cracks in sidewalks, driveways, and stucco, as well as repairing or replacing the seals on your doors and windows.
Check Refrigerators and Other Appliances
As an ongoing maintenance check it is also a good idea to have refrigerators checked in advance of Summer months. Failing refrigerators are probably the #1 maintenance issue reported by tenants during hot weather. A quick Freon check and compressor cleaning by an appliance technician is smart preventative maintenance before your refrigerator is stressed by warm surrounding temperatures.
