How Property Managers Approve Their Vendors

As every homeowner knows, owning a house (and rental property) comes with the occasional maintenance and repair issues. As a property management company, North County Property Group works hard to identify, respond, and address any items as they appear. We have also worked hard to put together a strong "Approved Vendors List" (AVL). In order for a potential vendor to become part of our AVL they must have current documentation on file at NCPG to demonstrate the following:

  • CSLB trade license (if required by the State of CA)
  • City business license in cities they service.
  • Professional liability insurance.
  • Proof of workers compensation insurance (or waiver if self employed)
  • IRS form W-9 info for tax reporting purposes

We also do a search for reviews and ratings of the vendor before adding them to our AVL as we prefer to dispatch those demonstrating years of service and positive endorsements. While the services of licensed/insured tradesmen might be slightly more expensive, NCPG feels the quality and security of our AVL vendors is worth the expense.

While we are always open to working with vendors suggested to us by our customers, some homeowners ask why we will not use the neighborhood handyman or family friend for certain repairs. As a general policy, we want to make sure that work is done correctly and that both our homeowners and renters are protected and insured from poor workmanship. While no vendor/contractor is immune from the occasional mishap, the NCPG AVL goes a long way to assuring our owners' properties are serviced by top professionals in their trade.
