8 Tips for Turning Your Home into a Vacation Rental

Many people are looking to transform their second homes into vacation rentals as an added source of income. We have had a lot of feedback from past renters about what made their visit special. The best rentals are always the ones that are pristine, well-stocked, comfortable, and ones that had extra little touches added. We have compiled a few of the tips for any person thinking about converting their house into a vacation rental.

1. Simple, less expensive updates to the inside of the house can make a big difference in the look of your home. A new coat of paint, new hardware, lots of lighting, and proper furniture placement make the house fell like new and very inviting. These changes aren’t as pricey or time intensive as the more major changes, such as new cabinets, and can be done easily in a weekend or two.  

2. Upgrades for the outside is imperative for perfect San Diego weather. Polishing, repainting, or replacing the door bell, door knocker, mailbox, house numbers, a fresh coat of paint, and plenty of outdoor lighting. And a well-landscaped yard with freshly planted flowers outside is always a nice touch. Comfortable outdoor seating in San Diego’s usual climate is a must-have and greatly appreciated. Fire pits and BBQs are often sought after by guests.

 3. Stock the house well. The usual rule of thumb is double the number of bed linens, towels, dishes, silverware, and glasses per person that your house can sleep. Make sure there is enough seating for the number of people staying, both at the table and in the common areas. Small appliances such as coffee pots, microwaves, an HDTV and a DVD player is expected by most visitors.  Fans for every bedroom is important, especially during the warm months.  

4. Décor should be relatively neutral and pleasing to most crowds. Nothing too eccentric or flashy. Furniture should be placed to optimize conversation and view entertainment features of the house. Avoid making it too fancy or stuffy. People will want to plop down on a comfortable couch without fearing that they will break it.  

5. Small touches make big impressions. A huge impact is made by the little extras and many of our guests remember those as much as, if not more than, anything else. Extra blankets, books and games, DVDs, WiFi, and welcome baskets are always perfect for a rainy day. Items like irons and ironing boards, hairdryers, and extra hangers are welcome things people don’t want to pack.  Beach toys, beach chairs, and towels are a hit in San Diego.  

6. Invest in quality materials and items. One of the top requests from renters is for deluxe, hotel quality towels and bed linens. Furniture materials, linens, and towels should be durable, easy-to-clean, and comfy. Skimping on the quality of these items is usually noted by the visitors. This will also save you in the long run, since you won’t have to replace the items as frequently.  

7. There are a few upgrades that are immediately more attractive to potential occupants. Granite, stainless steel, hardwood floors, and new appliances are very attractive words in vacation rental descriptions. These might have a hefty price tag, but these improvements can increase the amount of rent you can charge.  

8. There are certain items you never want to leave in your vacation rental. Take out all heirlooms, breakable, irreplaceable, or valuable items. Also remove any business or personal files and information, and any of your own personal use items. Only leave things that you won’t miss terribly if they are broken or disappear.
