Connect with us on social media!

As a general rule, at North County Property Group we try to keep up with our blogging by sharing useful and relevant information on the North County San Diego real estate, rental, and home prices market.  We share information on our blog continually in an effort to stay current and to keep our customers and tenants current.  Another great way to track what is going on is to engage with us through social media.  What do we mean by “engage”?  Depending on which social media site it could mean “follow”, “friend”, “connect”, “subscribe”, “comment” and even “review” us.  We share all of our blog posts through social media and also share interesting San Diego County news, listings, and insights on a regular basis … in other words it is a great way to stay up on North County Property Group but an even better way to stay informed about what is going on in the local real estate market.

Connect with our YouTube ChannelOne of the best ways we are able to showcase our property listings is by showing a video or virtual tour. YouTube allows us to have our own North County Property Group “channel” where visitors can view virtual tours of our various properties for sale, lease, or vacation rental.  We work with professional photographers and videographers to create these virtual tours and further promote our listed properties through social media outreach and promotion.  Click here to link to North County Property Group on YouTube

Another cool place to connect with North County Property Group and track our updates and information is on Google Plus.  With the growth of gmail as the defacto email standard, Google Plus has increasing become easy to connect with other users of the gmail and Google platform. Pinterest is a social media photo-sharing website that allows users to create a bulletin board style exhibit and manage collections of images into different categories. Virtually dead during the recession, move-up buying has resurfaced again in San Diego County. Property owners have been emboldened by rising home prices to list their homes and re-enter the market themselves.  Rising home values have meant more borrowers have emerged from negative equity, giving them the chance to break even or make a profit when selling.

San Diego County sales in the $300,000 to $800,000 range, generally the move-up category, rose nearly 50 percent in July 2013 compared with a year ago, figures from real estate tracker DataQuick show. Sales in the entry-level market, below $300,000, fell 25 percent in July, compared with a year ago.

Remaining home inventory also provides clues of a more-vibrant move-up market. The number of homes on the market between $500,000 and $800,000 is at a four months’ supply, which is “very, very healthy” compared with a year ago, when it was six to eight months. Movement in the trade-up market because those sellers tend to pay more visits to home-improvement stores to get furnishings and appliances. Here are some tidbits of information from the California Association of Realtors that every person watching the California Real Estate market should know. As a Del Mar Property Management company serving North County San Diego coastal we watch these trends closely as they pertain to when someone should rent or buy property.  In the current market, San Diego home prices are on the rise!

  •  Home prices throughout California and San Diego home prices continued to post strong annual gains, and home sales recorded the first annual increase in six months, according to the CALIFORNIA ASSOCIATION OF REALTORS® (C.A.R.). Closed escrow sales of existing, single-family detached homes in California totaled a seasonally adjusted annualized rate of 443,520 units in July, according to information collected by C.A.R. from more than 90 local REALTOR® associations and MLSs statewide. North County San Diego Market Trends Remain Strong

With home prices and mortgage rates on the rise, here are some San Diego market trends that all renters, homeowners, or prospective buyers should want to know.  The main metric of current San Diego market trends is the overall demand for detached homes, both rentals and sales remains strong in North County San Diego

The another key metric of San Diego market trends is median priced single family detached home in North San Diego County during the month of July 2013 dipped slightly to 564,000 compared to $565,000 in June 2013. While the median home price in North County held steady from June to July, home prices jumped 28.40 percent compared to July 2012.

A total of 1,067 single-family detached units were sold in North San Diego County during the month of July 2013, increasing by 5.12 percent compared to June 2013. Year-over sold SFD units jumped 15.98 percent compared to July 2012. (more…)
