Eviction Services of Tenants in Breach of the Lease Agreement

In the unfortunate circumstance of needing to evict a tenant for nonpayment of rent, breach of contract, or termination of tenancy under terms of the Residential Lease Agreement, North County Property Group provides the eviction services to manage the process from beginning to end.

To evict a tenant in the State of California an unlawful detainer process must be engaged on behalf of the property owner and a lawsuit filed in superior court. An unlawful detainer lawsuit is a “summary” court procedure. This means that the court action moves forward relatively quickly and that the time given the tenant to respond during the lawsuit is also relatively short. The property owner must use this court process to evict the tenant and cannot resort to self-help measures.


Our Eviction Services Program manages all of these steps:  

  • Sign and serve in the property owner’s name all notices that are required to initiate and pursue the eviction process
  • Commence and prosecute actions to evict tenants
  • Recover possession of the property in the owner’s name
  • Recover rents and other sums due
  • When expedient, settle/compromise and reinstate tenancies
