Home Improvements That Pay you Back Which Home Projects Are Worth the Investment?

Thinking about using some of your Christmas gift money to make some home improvements?  Wondering what you should do to improve the enjoyment of your home but also its value? With so many things to consider such as design, cost, time, hassle factor, and of course added value to the home, it is no wonder that deciding what home improvements to make on a house can be an extremely difficult decision.

A property’s first appeal is from the street view or “curb appeal” and is always critical because homeowners want to provide a good first impression to people viewing their home.  As such, some would rate exterior improvement projects as providing the greatest bang for the buck. Home improvement projects such as landscape and hardscape, new windows and doors, and a new paint job can reap the highest return in value. Several interior projects also make the list (see graphic to the left) such as remodeling the kitchen, adding a bedroom or bathroom, and in general expanding a home with a new room addition.

Why Make a Move in the Real Estate Market in 2014?

North County Property Group sees the real estate market continuing to gain momentum in 2014.  According to the California Association of Realtors, sales are expected to gain over 3% this year. In general, we expect the market to be driven by true homeowners who have been watching from the sidelines in 2013 as investors have gobbled up inventory and driven up prices.

We are also expecting mortgage rates to rise so it will be important to jump into the market early before the rates get too high.  The average for 30-year fixed mortgage interest rates is expected to rise to over 5% in 2014 while home prices are also expected to climb by more than 6% in 2014.  

Also, as the overall market improves, we believe that house inventory will be less scarce in 2014 as more homeowners who may have been underwater in previous years look toward selling their homes.
